You might also be helping people who are about to lose their homes, saving their credit rating. These pre-foreclosure properties are in danger of repossession by the financial institution. If the homeowner does nothing to resolve the delinquency before the "auction date", the financial institution will foreclose on the property and the homeowner has only a limited time to bring the debt current, or lose the property to the financial institution. Obviously, this will damage the homeowner's credit rating. Through a pre-foreclosure sale, the homeowner can avoid this situation. The pre-foreclosure stage is an excellent time to make a deal, don't wait, JOIN NOW!

There are four common possibilities that each property may fall under. Keep in mind that a property may be in a different category as the days progress toward the "auction date". It depends on the action of the homeowner. Here are the possibilities:

  • For Sale By Owner: The property will be put up "For Sale By Owner" before the auction date. In this case, contact the homeowner directly, preferably by mail. This is not an invitation or occasion to invade the homeowner's privacy. DO NOT contact a real estate agent because a real estate agent will have no knowledge of a "For Sale By Owner" home.
  • Real Estate Agent: The property has been listed with a real estate agent before the auction date. If the owner states that the property has been listed with a real estate agent, all future offers must be submitted through the real estate agency only. DO NOT attempt to negotiate with the homeowner.
  • Auction Date: Homeowner is not interested in discussing the sale of the property. Occasionally, you will find a homeowner who appears to want to wait and let the auction decide what will happen with their home. If you are truly interested in a property under this category, be prepared to submit a bid on the auction date. Auctions take place inside the main entrance to the Courthouse in Pontiac, MI, at 10:00 AM, every Tuesday, on (reference auction date from list). Refer to the weekly listing for the correct date.
  • Current The homeowner intends to resolve the delinquency and bring the debt current. The homeowner has the opportunity to bring the debt current before the auction date. This effectively removes this home from the foreclosure category entirely. Even through the best of the homeowner's efforts, the home may appear on the pre-foreclosure list again in the future. Bookmark this site, and check back often.
